Nature and Purpose
The Facilities Plant Maintenance Supervisor is a staff member of the
Cooperative Extension Service, University of Arkansas.
The Facilities Plant Maintenance Supervisor position involves
supervising certain maintenance activities at the central administration
office building located at the Cammack Campus of the University of
Arkansas.
Major Duties and Responsibilities
• Oversees operation, maintenance and repairs in electrical, H.V.A.C./R.,
plumbing and carpentry performed in the physical plant buildings at C.E.S.
state headquarters and the University of Arkansas System administration
building.
• In responsible for controlling, modifying, troubleshooting and
specialized repairs to the Johnson Controls Facility Energy Management
System at the C.E.S. state headquarters.
• Is responsible for controlling, modifying, troubleshooting and
specialized repairs to the Landis and Gyr Powers Facility Energy
Management System at the University of Arkansas Administration System
building.
• Is responsible for proper operation, control, monitoring,
specialized troubleshooting, maintenance, and repairs on all H.V.A.C./R.,
electrical and associated equipment.
• Is responsible for preventive maintenance, troubleshooting,
repairs and the installation of new device or circuits on electrical
equipment.
• Oversees and monitors the water treatment of cooling towers,
chiller condenser water and closed hot and chill water loops.
• Evaluates and advises the Director of Physical Plant of the need
to modify or upgrade equipment and repair buildings, including writing
specifications and preparing estimates.
• Monitors jobs in progress and inspects completed projects for
compliance to acceptable standards, codes and craftsmanship.
• Inspects work of outside contractors to insure compliance to
specifications, codes, integrity, craftsmanship and completion.
• Inspects physical plant buildings for needed preventive
maintenance and repairs of equipment.
Relationships
• Works under the supervision of the Director of Physical Plant.
• Establishes and maintains effective working relationships with
superiors and associates.
Qualifications
Education and Experience
• High school graduate
• State of Arkansas Class A H.V.A.C./R. License
• State of Arkansas High Pressure Boiler Operator's License
• E.P.A. Certification Type 1 and 2 or Type Universal
• Journeyman Electrician's License preferred
• Vocational technical training helpful
• Four years of experience in building maintenance and/or repairs
• Supervisory experience helpful
Knowledge, Skills, and Abilities
• Computer skills required, including windows environment and basic D.O.S.
experience.
• Johnson Controls Facility Management System Controls
experience with proficient use of Metasys software including P.M.I.
software, H.V.A.C. Pro software, and Operator Terminal software.
Experience with G.P.L. software preferred but not required.
• Experience with Network Terminal preferred but not required.
• Landis and Gyr Powers Facility Management System Controls
experience with proficient use of System 600 software, including
Datamate software, Operator Interface software, Programming Tool
software, and Controller Interface software.
• Ability to utilize above mentioned software to monitor,
control, modify, add, delete, troubleshoot and perform mid-level
technical repairs to Johnson Controls and Landis and Gyr Powers
direct digital control systems.
• Ability to use word processors, spreadsheets, and database
generation software.
• Elementary knowledge of mechanical principles and theory.
• Elementary knowledge of electrical principles and theory.
• Knowledge of building regulations and codes.
• Ability to document physical plant operations daily.
• Ability to prioritize, document, perform and schedule repairs
and preventive maintenance on equipment and buildings with staff
personnel and contractors.
• Ability to work within a budget and to document expenditures
and to compile and maintain information such as inventory of
equipment and supplies, job status reports and budget documentation.
• Ability to work independently and make decisions in critical
or emergency situations and to follow through with appropriate
action. Due to the highly technical equipment in the physical
plants, the Facilities Maintenance
• Supervisor will assist the Director of Physical Plant in
making determinations of when to contact outside contractors with
factory-trained technicians and equipment to make in-depth or
emergency repairs.
